That is because if it has upgrades, you need to go to upgrade shop and it will ask you if you want to remove setup, you put yes, and then go back and put all the upgrades in again. If it’s not that, then it’s either the paint job, you go to paint car or whatever and then it will say if you want to remove the paint or whatever and you put yes, and then put whatever paint you want and then it should be able to be sold.

The terms of sale are very important. Is this an Absolute Auction where the property sells to the high bidder or a Reserve Auction where the seller retains the right of refusal?
Vacant ground is bringing 10% of what it sold for five years ago and if it is an Absolute Auction, you will most likely be able to buy. If it is a Reserve Auction, which are the terms most banks and auctioneers who work in foreclosure arena work under, the sale will be just a dog and pony show with no sales.
Why a Reserve Auction? To satisfy regulators that they are doing ‘something’. About 10% of the time there is a sale so they figure what the heck. Also some auctioneers work on a ‘no sale’ or flat fee arrangement. All of this gives the public a skewed view of the process and as a result our trade a bad name.
Auctions will reveal the current market value, sometimes sellers just don’t want to hear it. Stand your ground, bid only what you think it is worth!

It’s a tough call these days, because EVERY business has been hit up so many times for donations.
1) Go to businesses you’ve patronized and try to patronize the ones that do donate. If you have a list of over 100 companies approach the ones that you’ve reciprocated with first.
2) Ask Churches and other orgs. that are always asking for help. Many times some of them will help out.
3) Ask auctioneers, antique shops and auction houses.
4 Join the forum and use the search box at the top of the page at http://www.auctionwally.com
